Main Street Valuations (MSV) provides comprehensive real estate market valuation and property condition data through the completion and delivery of our exterior and interior Broker Price Opinions and Appraisals and Property Inspections. We also offer comprehensive valuation review and reconciliation services.
MSV Appraisals are completed by certified appraisers utilizing GSE approved forms 2055 (exterior) and 1004 (interior) in conjunction with all applicable Uniform Standards of Professional Appraisal Practice (USPAP) Guidelines.
MSV BPO’s includes local market data, neighborhood and subject info, comparable data and photos for both the subject and comparables. The BPO form includes in depth information pertaining to the local market, three recent sales, and three active listings, and detailed comments provided by our broker/agents. Subject photos include a photo verifying the address, subject front view, subject street scene and any other conditions that would influence the value of the property. Unique features provided on our forms allow MSV to produce a BPO that stands apart from the industry standard. Our intent is to provide our customers with the very best professional opinion of value within the current market, taking into account all related trends and corresponding property conditions.
MSV property inspections enable our clients to get a quick, up to date assessment of their assets, including a verification of the property type, an evaluation of occupancy, the overall security of the property and the neighborhood condition, as well as any exterior damage or potential code violations. A series of photos are used to verify the data provided including verification of any for sale signs or other notices posted at the property.
The MSV Reconciliation product is a review of two or more prior valuations that reconcile values and/or subject differences. Our Valuation Specialists perform a side-by-side valuation review, analyze subject information, market conditions, appraisals, 3rd party opinions, secondary market research and external factors that could impact value. All reconciliations provide our clients with a final reconciled value based on independent research and review. Clear, concise narratives help focus the attention of all data reviewed to provide our clients with the needed context for the important decisions regarding their collateral.
